Additional Dwelling Units, or ADU’s, are becoming more and more popular. Sometimes referred to as an in-law suite or granny pod, ADU’s are an additional living space on your property. ADU’s can be part of the main house structure, attached with a separate entrance, or an entirely separate structure on your property. Thanks to new law signed into effect by Governor Ayotte in 2025 via House Bill 577, the state now requires that municipalities allow at least one ADU on a property that is designated for single family living. What does that mean for you? If you own a single family home, you have the right to build an ADU! There are a few guidelines and things to consider still, but the red tape that was once an issue has all but been eliminated. Below are some factors to consider when planning your ADU.

  • Size - Municipalities are required to let you build an ADU of at least 750 square feet of living space and up to 950 square feet, sometimes more depending on the town.

  • Setbacks - ADU’s are subject to the same building lot setbacks as standard residential construction.

  • Septic - ADU’s can be tied into existing septic systems, HOWEVER, the septic system will need to be reviewed by a licensed septic designer and confirm the system is capable of supporting the extra load on the system.

Taking into account the architectural design of your current home, we will sketch up a rough plan of how an attached or detached ADU might look. The same effort that goes into a home should go into an ADU, since it is a home! After our initial site meeting, we will set up another appointment to dig deeper into the design. At our office we can work through the floor plan, exterior aesthetics, utilities, and interior finishes. Based on the final design and finishes, we will be able to get you the estimate for your new ADU. When we go into contract on the new build, we will apply for permits, and send the building out for engineered plans if required by the town. Construction timeline should be around 6 months from contract to completion.
